Governed by RICS, our team work closely with our clients to produce comprehensive budgets bespoke for each scheme using design information, market knowledge as well as the company’s live experience. Work on the service charge continues up until practical completion, with ongoing scrutiny regarding costs and purchaser expectations.
DESIGN REVIEW
Our live management knowledge is critical at design stage. It enables us to amass invaluable data on user trends and preferences which influences our analysis of the scheme layouts and operations. The back of house must be designed with precision in order for the front of house to run smoothly.
OPERATIONAL STRATEGIES
Our team create a ‘bible’ of operational strategies outlining how each scheme will run, covering detail from the arrival experience to amenity running. Our team brings together all consultants’ designs and our strategies, ensuring they complement each other and most importantly, fit with the client’s service vision and expectation.
STAFFING & RECRUITMENT
We operate on the strong belief that a successful development is only as good as its people. Our in-house recruitment and HR team works with our clients to source the best site teams in the industry, implementing a rigorous assessment process. Induction and ongoing training is a fundamental part of our resources function, as well as bonus incentives, to ensure retention rates remain excellent.
SITE MOBILISATION
To ensure each scheme launch is successful, our site mobilisation work will commence up to a year before practical completion. A comprehensive pre-opening budget exercise is under taken, and the implementation includes a facilities and commissioning review, MEP and other contract tendering, sourcing uniforms and operational equipment, service standards and aftercare strategies.
LEGAL
Our legal input consists of four main areas:legal structuring review to understand the ownership arrangements; lease review and commentary to reflect the operational strategies and service charge recoverability; evaluating lease management processes including alterations and ongoing sales; and statutory and regulatory compliance.
